Sydney CBD's Newest Tower Topped Off
The newest addition to the Sydney CBD skyline will reach a significant construction milestone this Friday as the team delivering the 420 George Street building celebrates its topping off or structural completion. With the building now at its highest point, a twelve metre recycled pine tree has been placed on the roof to traditionally mark the milestone.
Already commanding a strong presence in the CBD, the high profile building – on the site of the former MidCity Centre - will feature 37,500 square metres of sustainable office accommodation and approximately 9,000 square metres of prime retail space when complete in the third quarter 2010. Bovis Lend Lease is responsible for the project management, design and construction of 420 George Street.
Bovis Lend Lease Australia Chief Executive Officer, Tony Costantino, said the company was delighted to have achieved this important milestone in the construction of 420 George Street, with the project on track to be delivered to schedule and within budget.
“Bovis Lend Lease has applied its considerable expertise in the project management, design and construction of major, technically complex, sustainable projects to reach this significant milestone,” said Mr Costantino.
“A range of innovative construction solutions have been applied to meet the challenges posed by the site’s location in the heart of Sydney’s CBD, surrounded on all sides by existing buildings, including the heritage listed Dymocks building and The Strand Arcade.”
Fortius Funds Management Vice Chairman & Executive Director, Ray Sproats, stressed the significance of the project as a new landmark on the Sydney CBD skyline: “We are delighted that the project team have achieved this significant milestone as 420 George Street becomes a permanent feature on the city skyline,” said Mr Sproats.
Commenced in September 2007, 420 George Street is further evidence of the large scale, sustainable property solutions delivered through the Lend Lease integrated model. Jointly owned by Fortius Funds Management and the Lend Lease managed Australian Prime Property Fund, the project is being developed by Lend Lease Development and Lend Lease Retail, with the latter also responsible for the leasing and management of the retail component. Jones Lang LaSalle is responsible for the leasing and management of the commercial tower.
The office component of 420 George Street has been awarded a 5 Star Green Star - Office Design rating, representing Australian Excellence, and was the first Sydney office high rise to achieve the rating. An “As Built” rating is also being targeted for the development. Additionally, the project has a commitment agreement to deliver a 4.5 star NABERS Energy rating.
Bovis Lend Lease has delivered some of Sydney CBD’s landmark and most awarded projects, including Deutsche Bank Place (126 Phillip Street), MLC Centre, Australia Square and Aurora Place. Additionally, the company was responsible for the project management, design and construction of 30 The Bond, the global Lend Lease headquarters and one of the most awarded commercial buildings in the country.

420 George Street – construction facts and sustainability initiatives
• The 420 George Street building comprises three basement levels, a five story podium incorporating four levels of retail (approximately 9,000 sqm of retail space) and a 26 storey tower (37,500 square metres of commercial space).
• The project is on schedule to be complete in late 2010.
• A total of 2,000 workers have worked 1.1 million hours on the project to date.
• The project involved the excavation of 26,000 cubic metres of rock.
• During construction there have been an estimated 30,000 crane lifts of equipment and materials.
• The project involved the use of 6,500 tonnes of steel reinforcement, 250 tonnes of post tensioning steel. 44,000 cubic metres of concrete has been supplied and placed via around 7,500 concrete trucks.
• 98% of the demolished building has been recycled, along with 84% of the 4,843 cubic metres of waste generated to date.
• The office component of 420 George Street was the first Sydney office high rise to be awarded a 5 Star Green Star - Office Design rating, representing Australian Excellence.
• It will incorporate an efficient floor plate design to maximise natural daylight penetration to all levels from the south-facing, floor-to-ceiling façade.
• The facade features high performance double glazed insulation.
• An energy efficient chilled beam air conditioning system will be supported by the use of a Variable Air Volume (VAV) system for the centre zones of each floor plate.
• The office component will incorporate water efficient fixtures including waterless urinals, a high-efficiency lighting system to achieve optimum light levels while reducing heat loads, use of high-efficiency plant and equipment, low off-gassing finishes and a 60 per cent minimisation of use of PVC, compared to a typical new building.
• Rainwater harvesting and the capturing of test water from the fire protection system will be utilised in the building’s landscaping reticulation system and toilet flushing.
